Having worked in many planning departments with different planning and conservation officers, I understand what they’re looking for and how best to approach a negotiation.

Making contact with officers before submitting an application is nearly always a good idea. Remember,¬†they’re the ones who make the recommendation whether an application should be approved or refused.

In any case, some dialogue between applicants and the local planning authority during the life of the application is likely to be necessary and the subtle nuances of conservation mean that judgements are rarely black and white Рnegotiation is often possible.
